In our commercial real estate practice we represent owners, developers, users, property managers, lenders, contractors and architects. We seek to understand and solve the critical legal and tax issues and the strategic business concerns of our clients and the other parties involved. Our clients consult us about a wide variety of transactions and issues, including:
* Property acquisitions and dispositions (including tax-free exchanges);
* Eminent domain proceedings;
* Loan workouts and foreclosures;
* Financings (including mortgage financings, capital and operating lease arrangements, equity participation arrangements, limited partnership/limited liability company syndications, real estate investment trusts and other “hybrid†arrangements);
* Condominium development and management;
* Property tax appeals and applications for exemptions; and
* Owner/Contractor agreements and Owner/Architect agreements (conventional, construction manager, design/build and the like);
* Real estate brokerage issues and disputes.

Because we have traditionally represented medium sized entrepreneurial companies, we recognize that we must effectively manage a number of areas outside of real estate law, such as tax, environmental, licensing, and insurance law, without creating undue expense or complexity. We also recognize that the deal must be done on the client’s timetable, not ours. As our practice has developed to include major national companies -- shopping center and restaurant chains, real estate investment trusts, and Fortune 500 companies who operate development companies, for example -- we have been able to develop experience in many highly specialized types of transactions that allows us to serve all of our clients with greater creativity and effectiveness.

THEODORE C. “TED†TAUB is a partner in the real estate and litigation practice groups in the Tampa, Florida office of Shumaker, Loop & Kendrick, LLP. His principal areas of practice are transactional real estate, land use and property rights, eminent domain proceedings, state and local government law and related litigation.
Mr. Taub has extensive experience representing both the private and public sector regarding the acquisition and development of major projects. He represents developers and regulatory bodies with whom the development community must deal in completing major projects. He has extensive experience in state and local governmental affairs and is nationally recognized for his expertise in land use law.
Mr. Taub has worked on many significant projects, including regional shopping centers, office buildings, and multi-family developments. He has authored many articles on title insurance, land use and environmental law, and has been a frequent lecturer for The Florida Bar, ABA, ALI-ABA, National Judicial College, PLI, ULI, APA, ICSC and others, on real property-related matters.
Mr. Taub has been listed in The Best Lawyers in America® since its first publication. He has also been recognized as a Florida Super Lawyer® in 2006, 2007, 2008 and 2009 in the real estate law category. Mr. Taub is also listed in Who's Who in the South and Southwest®, Who's Who in America®, Who's Who in American Law®, Who's Who in Finance and Industry®, and Who's Who in the World®. Additionally, Mr. Taub was recognized as one of Tampa Bay's Best Lawyers in 2008.
Mr. Taub has taught as an Adjunct Professor of Law at the University of Miami School of Law’s Graduate Program in Real Estate Development. He was City Attorney for the City of Temple Terrace for over thirty years.
Mr. Taub is the recipient of the 2007 Ralph A. Marsicano Award, the most prestigious award given out annually by the Florida Bar’s local government law section to a lawyer for his long-standing contributions to local government law.
